Antalya vs Alanya: Which Should You Actually Buy In?

They are not rival cities. One is a metropolitan province capital; the other is a resort district inside the same province, 133 kilometres down the coast. Once you see that clearly, the choice stops being about which is better and starts being about access, season length and what you need within driving distance.

The comparison most buyers are actually making is the wrong one

Search for Turkish coastal property and you will be offered Antalya and Alanya as though they were two competing cities of similar standing. They are not. Antalya is a metropolitan municipality and the capital of Antalya Province, with a metropolitan population recorded at 2,722,103 in 2024. Alanya is a beach resort city, municipality and district within that same province, roughly 133 kilometres east of Antalya city, with a district population of 364,180 recorded in 2022.

This matters commercially, not just pedantically. A listing described as “Antalya” may sit in Muratpasa a tram ride from the old town, or it may sit in an Alanya suburb a two-hour drive away. Both descriptions are technically accurate, because both are in Antalya Province. Only one of them is in the city. The first question to ask about any property on this coast is therefore not the price but the district, and after that the neighbourhood.

The useful way to frame it: this is not Antalya versus Alanya. It is a metropolitan city versus a resort town, inside the same province and the same climate. Almost every real difference — airport routes, winter activity, healthcare depth, the type of building stock, resale liquidity — follows from that one distinction rather than from any rivalry between them.

What follows compares them on the things that actually change your experience of owning: how you get there, what happens in February, what the buildings are like, who else is buying, and one administrative trap around residence permits that catches people out in Alanya specifically. Airports: the difference that will shape every visit you make

If you own property abroad and visit it a few times a year, the journey is not a detail. It is the thing you will experience most often, and on this coast the two options are genuinely unalike.

Antalya Airport is a major international gateway with two international terminals and a domestic terminal. Its scale is easy to underestimate: in 2020 its international passenger numbers surpassed those of Istanbul Airport for the first time. For an owner in Antalya city, that means a short transfer at the end of a direct flight from a wide range of European and regional origins, in summer and in winter.

Alanya is served locally by Gazipasa-Alanya Airport, which opened on 12 July 2010 in the Gazipasa district of the same province. It sits roughly 30 minutes by road from Alanya, against about two hours from Alanya to Antalya Airport. It handles scheduled domestic and international services alongside seasonal charter traffic from European and Russian carriers.

The catch is route depth rather than distance. Gazipasa is a much smaller operation with far fewer destinations, and a good part of its international traffic is seasonal. In practice many visitors to Alanya still fly into Antalya and accept the two-hour transfer, particularly outside the summer schedule. Before you buy in Alanya, check whether your own home airport actually connects to Gazipasa, and whether it does so in the months you intend to travel — not just in August. Our guide to planning a property viewing trip in Turkey covers how to sequence a visit around this.

Deciding

Five questions that settle it faster than any comparison table

The answer is different for a retiree, a summer-only owner and someone letting the property out. Work through these before you look at a single listing.

1

How often will you fly, and from where?

Check your home airport against Gazipasa’s actual route map in the months you travel. If the honest answer is that you would fly into Antalya and drive two hours, factor that transfer into every trip for the next decade and see whether it still appeals.

2

Will you be there in winter?

Both share a hot-summer Mediterranean climate, so this is about the town rather than the weather. Antalya city functions the same in January as in July. A resort district is quieter off-season, with fewer venues and services running.

3

What do you need within thirty minutes?

Major hospitals, universities, international schools and specialist services concentrate in the metropolitan city. If healthcare depth or schooling is part of your decision, that is an argument for Antalya rather than a preference.

4

Does your plan depend on a residence permit?

If it does, the neighbourhood matters more than the town. Verify the current official position for the exact address before committing, because permit availability is set at neighbourhood level and is revised without notice.

5

Who will you sell to eventually?

Resort stock aimed at foreign buyers is resold largely to other foreign buyers, which ties your exit to international demand. City stock has a domestic buyer pool as well. Neither is wrong, but they behave differently when foreign demand softens.

Strengths

What each one is genuinely good at

Not a scorecard. These are the things each place does better than the other, stated plainly so you can match them against your own list.

✈️

Antalya: flight connectivity

Two international terminals and a domestic terminal, with international passenger volumes that exceeded Istanbul Airport’s in 2020. Direct routes, year round, from a wide range of origins.

🏥

Antalya: services and scale

A metropolitan population of 2.72 million as of 2024, Akdeniz University with more than 60,000 students, large hospitals, and a tram network running since 1999 alongside the Antray light rail.

🏖️

Antalya: a year-round economy

Turkey’s tourism capital, drawing more than 16.5 million foreign visitors in 2023, but underpinned by a resident city that does not shut down when the season ends.

🏖

Alanya: beach proximity

Roughly 70 kilometres of coastline with a mostly gentle, sandy shore, so walkable beach access is normal rather than exceptional across much of the district.

🌎

Alanya: an established foreign community

Around 55,000 foreign residents as of 2022 — more than half Russian speakers, with large German, Danish and Finnish groups — which makes arriving markedly easier.

🏝️

Alanya: resort-style stock

Complexes built for holiday use, with shared pools, gyms and grounds as standard. That comes with service charges, so read the aidat position before you buy.

The Buildings

Two different kinds of property, not two prices for the same thing

The stock in each place was built for different purposes, and that shapes the ownership experience more than most buyers expect.

Antalya city’s central districts — Muratpasa, Konyaalti, Kepez, along with the Lara beach area — contain a large amount of ordinary urban housing built for people who live and work in the city, alongside newer developments aimed at the international market. A practical consequence often reported by buyers is that genuinely sea-adjacent new stock in the city is limited, with much of the newer development set back from the shoreline and closer options concentrated in the resale market.

Alanya’s stock skews strongly towards purpose-built holiday complexes spread along the coast, frequently with shared pools, gyms, gardens and on-site management. For a summer owner that is close to ideal: the building looks after itself and the facilities are there when you arrive. The trade-off is the running cost. Shared facilities are funded by service charges, and a large complex with extensive amenities carries a correspondingly large charge whether you are there or not. Read our guide to aidat and service charges in Turkey before you compare two properties on purchase price alone, because the monthly figure can change which one is actually cheaper to own.

There is also a resale consideration worth thinking about early. Resort complexes marketed principally to foreign buyers tend to be resold to other foreign buyers, which links your eventual exit to international demand for that specific type of product. Urban stock in a city of 2.72 million has a domestic buyer pool as well. Given that foreign purchases across Turkey have been declining for several years, that difference in buyer base is worth weighing rather than ignoring — we set out the current transaction picture in our September 2026 market briefing.

The Trap

The residence permit question is decided by neighbourhood, not by town

This is the one part of the comparison where getting it wrong is expensive, and it catches buyers in Alanya more often than elsewhere on the coast for a straightforward structural reason.

Turkey’s migration authorities operate a closed-neighbourhood policy: new residence permit applications are suspended in neighbourhoods where the proportion of foreign residents to the local population passes a set threshold. The policy is applied at neighbourhood level, not at town or district level. Alanya recorded around 55,000 foreign residents as of October 2022 across a district population of roughly 364,000, and that concentration is precisely what pushes individual neighbourhoods over the line. Well-known Alanya areas have appeared on closure lists.

Two things make this genuinely difficult to research yourself. First, the lists are revised without prior notice. Second — and this is the part that misleads people — areas have been both closed and reopened during 2026, so articles published a few months apart in the same year contradict each other in good faith. Any list you find online, including a recent one, should be treated as indicative only.

How to handle it properly. If your plan depends on obtaining a residence permit at the property, make the current official status of that exact neighbourhood a condition you verify before funds move, not something you check afterwards. We have deliberately not published a list of open or closed neighbourhoods on this page, nor the population-share percentage that triggers a closure, because the sources we retrieved for this guide disagreed on the threshold and the lists had changed within the same year. A stale list here is actively harmful.

None of this is an argument against Alanya. It is an argument for sequencing: decide whether a permit is part of your plan, confirm the neighbourhood position, and only then shortlist properties. Our guides to residence permit costs in Turkey and buying property in Turkey to get residency set out how the permit route works, and the seven pitfalls foreign buyers still fall into covers the wider order of checks.

Letting It Out

If the property has to earn, the two markets behave differently

We are not going to give you a yield number for either place. What we can set out is the structural difference in where the demand comes from, which is what a yield figure is really a proxy for.

Antalya combines an enormous tourism base — more than 16.5 million foreign visitors in 2023, making it Turkey’s tourism capital and, on the figures cited for that year, the fourth-most visited city in the world — with a resident population of 2.72 million people who need somewhere to live. That gives you two distinct demand pools: holiday lets in season, and long lets to residents, students and workers all year.

Alanya’s demand is weighted much more heavily towards the holiday season. Tourism is the district’s principal industry, and the resort stock is built for it. That can work well, but it concentrates income into fewer months and makes occupancy more sensitive to how the season goes and to which charter routes are operating into Gazipasa that year.

There is also a licensing layer that applies regardless of which you choose. Short-term letting in Turkey requires a permit, and the permit position depends partly on the building and the other owners in it, so a complex that looks ideal for holiday letting may not actually allow it. Establish that before you buy, not after. See our guides to the short-term rental permit in Turkey, renting out property in Turkey and property management in Turkey for how the running side works when you are not in the country.

Where the figures on this page come from. Population, distance, coastline, climate, foreign-resident, airport, university, transport and visitor figures are taken from the public reference entries for Antalya, Alanya and Gazipasa-Alanya Airport, each quoted with the year it was recorded. Turkish transaction data is from our September 2026 market briefing. Prices, rental yields, service charge amounts, taxes and permit thresholds are deliberately not stated — confirm all current figures with a licensed adviser before acting.

FAQ

Antalya vs Alanya — frequently asked questions

The questions buyers ask most often when choosing between the two.

Is Alanya part of Antalya or a separate city?+
Alanya is a district and municipality of Antalya Province, not a rival province to it - and this trips up more buyers than almost anything else in the comparison. Antalya is both a province and the metropolitan city that serves as its capital, with a metropolitan population of 2,722,103 recorded in 2024. Alanya is a beach resort city within that same province, about 133 kilometres east of Antalya city, with a district population of 364,180 recorded in 2022. So when a listing says the property is 'in Antalya', ask whether that means Antalya the city or Antalya the province, because an address 133 kilometres away answers a completely different question about your daily life.
Which is better for buying property, Antalya or Alanya?+
Neither is better in the abstract, and any agent who answers that question without asking about you first is guessing. Antalya city gives you metropolitan scale: a major international airport, Akdeniz University with over 60,000 students, a tram and light rail network, large hospitals and a year-round urban economy that does not empty out in winter. Alanya gives you a compact resort town stretched along roughly 70 kilometres of coastline, a large and established foreign community, and a considerably quieter pace. If you need infrastructure, healthcare and a working city around you, Antalya answers it. If you want to walk to a beach from a resort complex with facilities, Alanya answers it.
How do you get to Alanya, and is the airport a problem?+
It is the single biggest practical difference between the two and it is worth understanding properly before you buy. Antalya Airport is a major international gateway with two international terminals and a domestic terminal, and in 2020 its international passenger numbers exceeded those of Istanbul Airport. Alanya is served more locally by Gazipasa-Alanya Airport, which opened on 12 July 2010 and sits roughly 30 minutes by road from Alanya, against about two hours from Alanya to Antalya Airport. Gazipasa handles scheduled domestic and international services plus seasonal charters, but it is a much smaller operation with far fewer routes, so many visitors still fly into Antalya and take the long transfer.
Does Alanya's large foreign community create any problems?+
It creates one specific administrative risk that buyers should know about. As of October 2022 around 55,000 foreigners were recorded as living in Alanya, more than half of them Russian speakers, with sizeable German, Danish and Finnish communities. That concentration is part of the appeal for many buyers. The complication is that Turkey's migration authorities suspend new residence permit applications in neighbourhoods where the share of foreign residents passes a set threshold, and the neighbourhoods affected have historically included well-known Alanya areas. Lists are revised without prior notice and areas both closed and reopened during 2026, so if your plan depends on obtaining a residence permit at that address, verify the current official position for the exact neighbourhood before you commit.
Is Antalya or Alanya better for rental income?+
The honest answer is that it depends on the specific property and the letting model, and that we will not quote you a yield figure for either. Structurally the two differ in a way that matters: Antalya has a large year-round resident population and a huge tourism base, having drawn more than 16.5 million foreign visitors in 2023, so there is both long-let and short-let demand through the year. Alanya's economy is more heavily weighted to the holiday season, which concentrates short-let income into fewer months. Short-term letting also requires a permit in Turkey, so establish whether the building and the licence position actually allow the model you have in mind before you buy on the strength of it.
Which one suits retirement or full-time living better?+
Both are lived in full time by large numbers of foreign residents, so this is a question about what you want around you rather than about feasibility. Antalya offers the services that tend to matter more with age or with children: major hospitals, universities, a light rail and tram network, and a city that functions identically in January and July. Alanya offers a smaller, warmer-feeling town where the beach is close from most neighbourhoods and the foreign community is well established and easy to join, at the cost of thinner specialist infrastructure and a quieter off-season. Both sit in a hot-summer Mediterranean climate; Antalya records close to 3,000 sunshine hours a year.
