ACPV ARCHITECTS & AHEN — the people behind every line

The Milan studio Antonio Citterio Patricia Viel has designed every Bvlgari Hotel since 2004. In Bodrum, they are working with Turkish developer AHEN, who owns the peninsula at Cennet Koyu and is delivering the project alongside Bvlgari Hotels & Resorts.

Bvlgari Hotels & Resorts have a recognisable signature: contemporary Italian residential, never themed, never resort-pastiche. The Bodrum mansions extend that vocabulary into a Mediterranean climate, with low-slung volumes that step down the peninsula toward the sea.

Each mansion is conceived as a private villa first and a hotel second. Living rooms open onto deep covered verandas; kitchens are designed for staff and family to coexist; primary suites occupy their own floor with a private spa core. The materials — stone-quarried travertine, smoked oak, hand-finished brass — are sourced through the same Italian ateliers that supply the Bvlgari Hotel Roma.

The peninsula itself is being landscaped to bring new vegetation back to the region: thousands of mature olive trees, indigenous Aegean shrubs and reforested pine, designed for the Türkbükü microclimate. The result is a building that looks Aegean, lives Italian, and ages — like every good Bvlgari product — by acquiring patina rather than wearing out.

Is the Tapu issued in personal name or in a corporate structure?

Standard practice is freehold Tapu issued in the personal name(s) of the buyer(s). Corporate ownership through a Turkish or offshore entity is possible but typically removes CBI eligibility — so personal-name ownership is the route used by 95% of Bvlgari Bodrum buyers we work with.

Does the price include Bvlgari interior furnishing?

Yes — every residence is delivered fully finished and furnished to the Bvlgari standard, including all loose furniture, lighting, soft furnishings, kitchen fit-out and bathroom fixtures specified by Antonio Citterio Patricia Viel. Owners can request a bespoke alternate scheme through the project's design team during construction.

Can I rent the mansion out when I'm not there?

Yes. Bvlgari Resort Bodrum operates an optional rental management programme — owners place the residence into the resort's rental pool for blocks of time they specify, and the property is operated to the same standard as the resort's suites. Net yield, occupancy and management fees are disclosed transparently during the reservation phase.

Which CBI route applies — the $400K property route or the $500K bank deposit route?

En $400,000 property investment route. The mansion or residence purchase satisfies the investment requirement on its own (the entry tier is more than 10x the minimum), and the property must be held for a minimum of üç yıl from Tapu date. After three years, the property can be resold without affecting your or your family's passport status.

What annual service charges should I budget for?

Annual service charges cover shared resort amenity access, common-area maintenance, security, landscape and the operational backbone that allows the resort-grade service to function — and at this tier, additional charges tied to private staff, private pools and dedicated security. Exact figures are confirmed in the reservation pack from AHEN; we always model the full ownership cost (purchase + service charges + optional rental management) before reservation.
