Yes — citizens of over 180 countries can purchase real estate in Turkey without restriction, subject only to a few exceptions near military or security zones. There is no minimum purchase requirement for ownership (only for citizenship), and the legal process is the same as for Turkish nationals.
The minimum property value required to qualify for Turkish citizenship by investment is $400,000 USD. The full amount must be transferred via a licensed Turkish bank, confirmed by an official SPK valuation report, and the title deed or notary contract must be completed. Your spouse and children under 18 are included in the application.
Rental income in Turkey is subject to income tax on a progressive scale, starting from 15% for lower income bands. Foreign investors who are non-resident in Turkey generally pay tax only on Turkish-source income. Tru Property Turkey handles all tax filing, rental collection, and remittance on your behalf as part of our after-sales management service.

Our lawyers handle the title deed transfer, payments, and all documentation on your behalf, keeping you fully informed at every step.
Typical purchase costs include: Title Deed Tax (4% of declared value, usually split 2%/2% between buyer and seller); SPK Valuation Report (~$300–500); Notary fees (if applicable, ~0.5%); Legal/lawyer fees (~1–1.5%). VAT is exempt for qualifying first-time foreign buyers on residential properties under 150 sqm. We provide a full cost breakdown for every property before you commit.
We receive a commission from the developer or seller upon successful completion of a purchase — this is standard industry practice in Turkey and does not increase the price you pay. For clients who engage us for broader portfolio consultancy services, we also offer a fixed-fee consultancy structure. We are fully transparent about our fee arrangements before any engagement begins.
