- An official annotation must be placed on the title deed (TAPU) prohibiting sale for 3 years
- Payment must be made via official bank transfer from abroad โ cash payments are not accepted
- Multiple properties can be combined to reach the $400K threshold
- Off-plan (under construction) properties are eligible, provided the developer has title deed

- Applicant must be 18 years of age or older
- No criminal record in Turkey or country of origin
- Valid passport with at least 6 months validity
- Not a citizen of a country on Turkey's restricted list (very few restrictions apply)
- Spouse and children under 18 are included automatically in the application
- No minimum residency requirement in Turkey โ you do not need to live there

- Property must not be previously used by another investor for a citizenship application
- Property cannot be purchased from immediate family members (spouse, parents, children)
- The 3-year no-sale annotation must remain on the title deed throughout the holding period
- After 3 years, the annotation can be removed and the property may be sold or transferred freely

The property is purchased at the Land Registry. The title deed (TAPU) is transferred into your name, and a 3-year no-sale annotation is placed on the deed. Funds must be transferred via official bank wire from overseas.
โฑ 1โ3 daysCertificate of Conformity from Ministry of Environment
After the TAPU is issued, you apply to the Turkish Ministry of Environment and Urbanisation for a Certificate of Conformity (Uygunluk Belgesi). This officially confirms your investment meets the citizenship programme requirements.

As a property owner, you and your family members are entitled to a Short-Term Residence Permit (ฤฐkamet ฤฐzni). This is required as part of the citizenship application process, and is typically valid for 1โ2 years.
