visa<\/h2>\n        <div class=\"gv-body\">\n          <p>Search for a <strong>Turkey golden visa<\/strong> and you will find hundreds of pages offering one. Search the Turkish statute book and you will find nothing of the kind. The phrase is an import &mdash; borrowed from Portugal, Spain, Greece and the UAE, where &ldquo;golden visa&rdquo; is the actual, official name of a residency-by-investment permit. Turkey has never used the term for any of its own schemes.<\/p>\n          <p>That would be a harmless quirk of marketing language if the two things were equivalent. They are not. A European golden visa gives you <em>residency<\/em>: the right to live somewhere, renewable, conditional, and usually a long way short of a passport. What most people are actually being sold when they read &ldquo;Turkey golden visa&rdquo; is something categorically different &mdash; Turkey&rsquo;s citizenship by investment programme, which grants <em>full citizenship<\/em> and a Turkish passport, not a residence card.<\/p>\n          <p>Meanwhile Turkey does also have an ordinary residence permit system (<em>ikamet izni<\/em>), which foreign property owners routinely use and which genuinely is the closer analogue to a European golden visa. So the same two words are being stretched across two routes that differ in what you get, what you pay, how long it takes, and what happens if you sell.<\/p>\n          <p>This guide separates them. Not because the terminology matters for its own sake, but because buyers who arrive believing they are purchasing &ldquo;a visa&rdquo; regularly discover, late and expensively, that they either committed to a citizenship application they did not want, or bought a property that was never going to support the outcome they were promised.<\/p>\n          <div class=\"gv-hbox\">\n            <strong>The short version.<\/strong> If someone offers you a &ldquo;Turkey golden visa,&rdquo; ask one question: <em>am I applying for citizenship, or for a residence permit?<\/em> Those are different applications, to different authorities, with different property requirements. Any adviser who cannot answer that instantly is not the adviser you want.\n          <\/div>\n          <p>Both routes are legitimate, and both are widely used. Turkey&rsquo;s citizenship programme is one of the few in the world that converts a real-estate purchase into a passport rather than a residence card, and that is precisely why it attracts the golden-visa framing. Confirm every current figure with a licensed Turkish adviser before you transfer money.\n        <\/div>\n      <\/div>\n    <\/div>\n  <\/div>\n<\/section>\n\n<section class=\"gvs gvg\">\n  <div class=\"gvc\">\n    <span class=\"gvt\">Why It Matters<\/span>\n    <h2 class=\"gv-title\">Where the confusion actually costs money<\/h2>\n    <div class=\"gv-body\">\n      <p>The gap between the two routes is not academic. It shows up in four concrete places, and each of them has caught buyers out.<\/p>\n      <p><strong>The property itself may not qualify.<\/strong> The citizenship route imposes conditions on the purchase that ordinary buying does not. The property must be valued by an appraiser licensed by Turkey&rsquo;s Capital Markets Board (SPK), and that valuation must support the required minimum. A property that is perfectly good to live in, and perfectly good to let, can still fail to support a citizenship application. If you bought believing &ldquo;any property over the threshold works,&rdquo; you may find the file rejected on a technicality that had nothing to do with the price you paid.<\/p>\n      <p><strong>The valuation rule is not the same for everybody.<\/strong> This is the point buyers get wrong in both directions. Under Circular No. 2024\/4, issued on 3 June 2024, foreign buyers stopped being obliged to obtain a valuation report for standard property purchases completed after 13 June 2024. But the report remains compulsory where the purchase is intended to support a citizenship or residence permit application. So &ldquo;valuation reports are no longer required in Turkey&rdquo; is true for one kind of buyer and dangerously false for another &mdash; and the golden-visa framing is exactly what stops people working out which one they are.<\/p>\n      <p><strong>Your deed gets an annotation you cannot ignore.<\/strong> A property acquired under the citizenship route carries a formal annotation (<em>&#351;erh<\/em>) on the title deed preventing its sale for three years. The restriction lapses automatically when the period ends, but the annotation itself stays on the deed until the owner applies to have it removed. Buyers who assumed they were getting a residence permit, and who therefore assumed they could sell whenever they liked, are the ones who discover this at the worst possible moment. Citizenship, once granted, does not lapse because you sold the flat &mdash; but you must hold the property for the full three-year period first. Selling early does not simply cost you money; it undermines the basis on which citizenship was granted.<\/p>\n      <div class=\"gv-warn\">\n        <strong>A note on how funds move.<\/strong> Since 1 July 2026, payments for the sale and purchase of residential property, land plots and other real estate in Turkey must pass through the country&rsquo;s mandatory secure payment system rather than going directly to the seller. Money is held in a special account and released only once the transfer of ownership is registered at the Land Registry. This applies whichever route you are on.
