Antalya sells itself on winter sun and Istanbul on scale; Izmir has never had a single story that fits on a brochure. It is a large, liberal, working port city with a long waterfront promenade, a university population, an airport with direct European connections, and a peninsula of vineyard villages and resort towns running west from it into the Aegean.

The market reflects that. According to Turkish Statistical Institute data for 2025, reported in January 2026, foreign buyers purchased 21,534 homes across Turkey, down 9.4 per cent on the previous year and the lowest total in nine years. Istanbul took 7,989 of those sales and Antalya 7,118, with Mersin third on 1,800. Izmir placed inside the national top ten but well below the leaders — and during January to April 2025, while national sales to foreigners fell 13.5 per cent, Izmir was reported to have risen around 16 per cent against the same period a year earlier.

          What that pattern means in practice: Izmir is not a foreign-buyer market in the way Antalya is. There are fewer developments built specifically for international purchasers, less English spoken in the transaction, and a smaller resale pool of foreign owners. For buyers who want a Turkish city rather than an expatriate enclave, that is the attraction. For buyers who want a turnkey holiday-let operation, it is a genuine consideration.

This guide covers how the province divides between city and coast, what each district is actually like, the transport that ties them together, and the checks worth running before you buy. Urla is close enough to the city that people commute from it; Cesme is a comfortable day trip and a much less comfortable daily drive. A buyer who wants to be in a restaurant in Alsancak on a Friday evening and in the water off Alacati on a Saturday morning can have both, but should be honest about which of the two they will actually do more often, because that is the one to buy near. Izmir is a province where per-square-metre figures vary enormously between a Bornova apartment and an Alacati stone house, where quoted prices move quickly, and where any number published today is likely to mislead by the time you read it. We would rather point you at current listings and a conversation than print a figure with a shelf life. For national context and how Turkish house prices have been moving, see our guide to house prices in Turkey.

One further consideration specific to the Aegean: earthquake risk is a real part of buying here, and it is handled through the building rather than avoided through the location. Compulsory natural disaster insurance must be in place before the Land Registry will register a transfer, and it covers structural damage to the building rather than your contents. Beyond the legal minimum, the age of the building, its construction date relative to the current seismic code, and whether it has been through any strengthening work are all questions worth asking. A building with a valid occupancy permit issued under recent regulations tells you considerably more than a renovated kitchen does.

Looking at property in Izmir and want a shortlist that fits?

Tell us whether you want the city or the coast, and we will narrow the province down to the districts that actually suit it.

      Speak to Our Team →

    FAQ

Property for sale in Izmir — frequently asked questions

The questions foreign buyers ask most often about buying on Turkey’s Aegean coast.

Can foreigners buy property in Izmir?+

Yes. Foreign nationals from most countries can buy property anywhere in Izmir province and be registered directly as the owner in Turkey's national land register, on exactly the same terms a Turkish citizen would be. The restrictions that apply are locational and quantitative rather than a different class of ownership: property inside prohibited military zones cannot be acquired by foreign individuals, property in special security zones requires permission from the governor's office, a foreign individual may hold no more than 30 hectares in total across Turkey, and no more than 10 per cent of the surface area of any single district. A military clearance check confirming the property sits outside a restricted zone forms part of the standard purchase process, and it matters more than usual on a coastline with naval installations along it.

Which part of Izmir is best for foreign buyers?+

It depends entirely on whether you want a city home or a coastal one, and the province offers both within an hour of each other. Alsancak and the wider Konak area suit buyers who want a walkable urban base on the waterfront. Karsiyaka, across the bay and linked by ferry, is popular with European buyers who want city access with a calmer residential feel. Bornova and Bayrakli are more domestic in character and closer to the university and business districts. On the peninsula, Cesme and Alacati are the established resort market, Urla has become the sought-after choice for buyers wanting village character with vineyards and sea access, and Seferihisar and Guzelbahce sit between the two in both price and pace. Decide city or coast before you shortlist properties, because the two markets behave very differently.

Is Izmir a good alternative to Antalya or Istanbul?+

It is a genuinely different proposition rather than a cheaper version of either. According to Turkish Statistical Institute figures for 2025, reported in January 2026, Istanbul led foreign house purchases with 7,989 sales and Antalya followed with 7,118, while Izmir placed inside the national top ten. That gap is the point: Izmir has a smaller and less internationally driven market, which means fewer foreign-buyer-oriented developments and less of the seasonal churn that shapes the Mediterranean resort towns. Buyers who choose Izmir tend to be looking for a working Turkish city with a long coastline attached, rather than a holiday-let market. Whether that is an advantage depends on what you want the property to do.

How good is transport in and around Izmir?+

Unusually good for a Turkish city outside Istanbul, and it is one of the practical arguments for buying there. IZBAN, the regional commuter rail network, runs roughly 130 kilometres from Aliaga in the north to Selcuk in the south across some forty-one stations, and it connects to the city metro. Izmir Adnan Menderes Airport lies about 16 kilometres south of the city and has been served directly by IZBAN since August 2010, with trains every ten to twenty minutes and a journey of around half an hour into the centre. Ferries cross the bay between Konak, Alsancak and Karsiyaka. The peninsula towns of Urla, Cesme and Seferihisar are reached by road rather than rail, so factor driving time into any coastal shortlist.

What should I check before buying an apartment in Izmir?+

The same things you would check anywhere in Turkey, run in a deliberate order. Confirm the deed type: kat mulkiyeti means the building is complete and your unit is registered as an independent property, while kat irtifaki means the development is still legally a divided plot awaiting its occupancy permit. Ask for the occupancy permit, the iskan, as a separate document rather than accepting an assurance. Obtain the current land register entry including the annotations page, where mortgages, attachments and restrictions are recorded. Confirm the property is outside a restricted military zone. Arrange compulsory earthquake insurance, which must be in place before the transfer can be registered, and ensure every payment moves through Turkey's secure payment system rather than directly to the seller.

Is Izmir property a seasonal or year-round market?+

Both, and the split runs along a clear geographic line that is worth understanding before you buy. The city districts, Alsancak, Konak, Karsiyaka, Bornova and Bayrakli, are year-round residential markets driven by people who live and work in Izmir, with the steadier long-term rental demand that implies. The peninsula resort towns, particularly Cesme and Alacati, are strongly seasonal, busy through the summer and much quieter outside it. Urla and Guzelbahce sit somewhere in between and have increasingly become year-round communities as commuters have moved out along the coast. If you are buying with rental income in mind, the seasonality of the specific town matters more than any headline figure for the province as a whole.

A note on figures. The sales statistics quoted above are drawn from Turkish Statistical Institute data for 2025 as reported in January 2026, and from reporting on January–April 2025 published in May 2025. The peninsula towns of Urla, Cesme and Seferihisar are reached by road rather than rail, so factor driving time into any coastal shortlist."
      }
    },
    {
      "@type": "Question",
      "name": "What should I check before buying an apartment in Izmir?",
      "acceptedAnswer": {
        "@type": "Answer",
        "text": "The same things you would check anywhere in Turkey, run in a deliberate order. Obtain the current land register entry including the annotations page, where mortgages, attachments and restrictions are recorded. Confirm the property is outside a restricted military zone.
