Between them these tell you how prices are moving and how much is selling. An asking price is what a seller hopes for, filtered by which sellers chose to advertise. It is not a transaction price, it is not audited, and aggregating it across a region does not make it more reliable. Others are the discount pricing in a problem you will inherit. Resale stock is roughly twice the size of the new-build market by transaction count, and older does not mean worse. An established building with a functioning management, a predictable service charge and mature grounds is often a better buy than an off-plan promise.<\/p>\n      <\/div>\n      <div class=\"cp-pc\">\n        <span class=\"cp-pc-icon\">&#128506;&#65039;<\/span>\n        <h3>It is inland, or off the prime strip<\/h3>\n        <p>Also benign, if you know what you are choosing. Distance from the sea, from a walkable centre and from an airport is the single biggest lever on price on the Turkish coast. It is a real trade-off rather than a defect &mdash; but it will apply again, in the same direction, when you come to resell.<\/p>\n      <\/div>\n      <div class=\"cp-pc\">\n        <span class=\"cp-pc-icon\">&#128220;<\/span>\n        <h3>There is no occupancy permit<\/h3>\n        <p>Expensive. The occupancy permit confirms a building was completed in accordance with its approved project. Without a valid one you face problems with utilities, with resale, with lending and potentially with legality. A promise that it is coming is not a permit. Verify it exists, in the record.<\/p>\n      <\/div>\n      <div class=\"cp-pc\">\n        <span class=\"cp-pc-icon\">&#127959;&#65039;<\/span>\n        <h3>The building predates current standards<\/h3>\n        <p>Turkey is seismically active and construction standards have tightened materially over the decades. An older building can be entirely sound, but its age is a question to answer with a structural survey rather than an assumption, and compulsory earthquake insurance is the legal minimum rather than an assessment of safety.<\/p>\n      <\/div>\n      <div class=\"cp-pc\">\n        <span class=\"cp-pc-icon\">&#9888;&#65039;<\/span>\n        <h3>Something is registered against the title<\/h3>\n        <p>The most under-checked risk in the market. A Turkish title deed records not only the owner but mortgages, liens, disputes and formal annotations. Inherited property with unresolved shares between multiple heirs is a frequent cause of cheap listings that cannot actually complete cleanly.<\/p>\n      <\/div>\n      <div class=\"cp-pc\">\n        <span class=\"cp-pc-icon\">&#128207;<\/span>\n        <h3>Zoning limits what you can do with it<\/h3>\n        <p>Agricultural designation, conservation status near protected sites and restricted-zone rules all suppress price for good reason. If your plan depends on renovating, extending or building, the designation decides whether that plan is legal. In the year to June 2026 the Central Bank's price index rose 24.5 per cent in nominal lira terms and fell 5.8 per cent in real, inflation-adjusted terms. Both figures describe the same twelve months in the same dataset. Which one you are quoted depends entirely on what the person quoting it wants you to conclude.<\/p>\n      <p>For a buyer holding foreign currency, the practical consequence is that headline lira growth is not the same as a property becoming more expensive to you, and a market described as booming can be losing value in real terms at the same time.
