September 2026

Parsel Sorgu: How to Check a Turkish Land Parcel Online

Turkey’s land registry publishes a free public map of every registered parcel in the country. It will not tell you who owns a plot — but it will tell you whether the plot exists, where its boundaries actually run, how big it really is and what it is registered as. Here is how to use it, and where it stops.

🗺️ Free public TKGM service

📐 Ada, parsel, area and nature

🔒 No owner names shown

TKGMOperating Authority

FreeNo Account Required

4 WaysTo Search A Parcel

NoneOwner Names Disclosed

        Start Here

The land exists, or it does not. You can check that yourself, today, for nothing.

Most of what a foreign buyer is told about a Turkish property arrives second hand. A listing describes a plot; an agent describes a view; a developer describes a boundary. Almost none of it is independently verifiable from the outside — which is why the first genuinely useful thing a buyer can do costs nothing and takes about five minutes.

Turkey’s General Directorate of Land Registry and Cadastre, the Tapu ve Kadastro Genel Müdürlüğü or TKGM, publishes a public parcel enquiry application at parselsorgu.tkgm.gov.tr. It maps every registered parcel in the country. Anyone can open it, from anywhere, without an account. You give it a location and it gives you back the cadastral identity of the land: which province, district and neighbourhood it sits in, its block and parcel numbers, its area, its map sheet reference and what it is registered as.

What it is, in one line: Parsel Sorgu is a map of the land, not a register of the owners. It answers “does this plot exist, where, how big, and registered as what?” It does not answer “whose is it?” — and understanding that split is the whole point of using it well.

That limitation is deliberate rather than accidental. Ownership information is personal data and is not published in the open enquiry. The systems that do expose registry records — principally Web Tapu — require authentication and release records only to owners and to the people an owner has formally authorised.

So the tool has a specific job in a purchase, and it is an early one. It is how you sift. Before a viewing trip is booked, before a lawyer is instructed, before a deposit is discussed, you can establish whether the thing you are being sold corresponds to a real parcel with the dimensions and character you have been told about. A surprising number of properties fall at exactly this hurdle. For the wider process, our guide to how the Turkish title deed works covers what happens after this check, and our seven pitfalls foreign buyers still fall into sets out the sequence the whole purchase should follow.

Informational only. TKGM is explicit that information returned by the parcel enquiry is for informational purposes and cannot be used in official procedures. A Parsel Sorgu export is not a title deed, not proof of ownership and not evidence in a dispute. For a purchase, an inheritance or any contested matter you need the official registry record and qualified advice.

Parsel Sorgu — At a Glance

What the public parcel enquiry is and what it returns

ServiceParsel Sorgu

Operated byTKGM

Addressparselsorgu.tkgm.gov.tr

CostFree

Login requiredNo

Owner namesNot shown

Ways to searchAdmin · Address · Map · Coordinates

Location fieldsİl · İlçe · Mahalle

Parcel identityAda · Parsel · Pafta

Also returnedArea · Nature · Land status

Export formatsPDF · GeoJSON · KML

Official standingInformational only

    The Method

Running a parcel check, step by step

The whole sequence takes a few minutes once you have the numbers. Use the public enquiry to establish that the land is real and matches its description, because that is free and instant. Then move to the registry record, through the Land Registry Directorate or through an authorised Web Tapu enquiry, to establish who owns it and what is registered against it. Then, separately, check what may lawfully be built or done on the parcel — which is a planning question rather than a cadastral one, and is covered in our guide to checking imar durumu and zoning.

Two specific traps are worth naming. The first is the parcel that is real, correctly described and jointly owned: a shared title changes what you are buying considerably, and we cover it in what a shared title deed actually gives you. The second is rural or semi-rural land where part of the parcel falls within state forest boundaries following a finalised forest cadastre — a situation the public map will not flag for you, and which is set out in our guide to the forest annotation on a Turkish title deed. Neither is visible in a parcel enquiry, and both are ordinary enough to be worth ruling out.

Finally, a word on currency. Cadastral records are maintained and corrected over time, and the register itself can contain errors that need formal correction — see tapu errors and cadastral corrections. Treat a parcel enquiry as a snapshot of what the public cadastre said on the day you looked, which is exactly why it is worth exporting and dating.

Have a parcel you want checked properly?

Send us the ada and parsel numbers and we will run the cadastral, title and zoning checks before you commit to anything.

      Speak to Our Team →

    FAQ

Parsel Sorgu — frequently asked questions

What the public parcel enquiry does, what it deliberately withholds, and how far it can be relied on.

What is Parsel Sorgu?+

Parsel Sorgu is the free public parcel enquiry application run by Turkey's General Directorate of Land Registry and Cadastre (Tapu ve Kadastro Genel Müdürlüğü, or TKGM), published at parselsorgu.tkgm.gov.tr. It lets anyone look up a registered land parcel anywhere in Turkey on a map and read its cadastral identity: the province, district and neighbourhood it sits in, its block number (ada) and parcel number (parsel), its area, its map sheet reference (pafta) and its registered nature or use (nitelik). It is a cadastral reference tool rather than an ownership register, and it is the quickest way for a buyer to confirm that the plot being described to them actually exists where the seller says it does.

Does Parsel Sorgu show who owns a property?+

No. Owner information is treated as personal data and is not displayed in the public parcel enquiry. This is the single most common misunderstanding about the tool. Parsel Sorgu will tell you that a parcel exists, where its boundaries run, how large it is and what it is registered as, but it will not tell you whose name is on the title. To establish ownership you need the land registry record itself, obtained through the Land Registry Directorate or through the Web Tapu system by the owner or someone the owner has formally authorised. The public parcel enquiry is open to anyone, including people outside Turkey, and does not ask for an e-Devlet login, a Turkish identity number or a foreign identity number. That open access is precisely why it carries no ownership data. The systems that do require authentication, such as Web Tapu, are the ones that expose registry records, and they only do so to owners and to parties an owner has authorised.

Can I use a Parsel Sorgu printout as proof of ownership?+

No. TKGM states that information returned by the enquiry is for informational purposes and cannot be used in official procedures. A printout or PDF export is useful for your own file, for briefing a lawyer or a valuer, and for checking that a listing matches a real parcel, but it has no evidential standing. It is not a replacement for an official title deed, the tapu senedi issued by the Land Registry Office. The ada is the block, a group of parcels bounded by roads or other features, and the parsel is the individual plot within that block. Together with the province, district and neighbourhood they form a unique administrative address for the land that does not depend on a street name or a building number. Street addresses in Turkey can be ambiguous or can change, and a single postal address can describe more than one unit. The ada and parsel cannot. Whenever you are given a property to check, ask for these numbers first and use them for every subsequent enquiry.

What can Parsel Sorgu tell a foreign buyer before a viewing trip?+

A great deal, for no cost and without leaving home. You can confirm the plot exists and sits where the listing claims. You can see its true shape and area rather than a rounded figure in an advertisement. You can see what it borders, whether that is a road, a watercourse, farmland or forest, which often explains a price or a view that seems too good. You can read the registered nature of the property, which may not match how it is being marketed. And you can export the result as a PDF, GeoJSON or KML file to send to a lawyer or a surveyor.
