That is not a criticism of the industry — it is simply the structure of the situation, and it explains why viewing trips go wrong in a predictable way. They go wrong when the trip is treated as the moment of decision rather than the moment of inspection.

The useful reframe is this: a viewing trip exists to produce information you cannot get from a laptop. What the building actually looks like. Where the sun is at four in the afternoon. Whether the road behind the block is a road or a building site. Whether the common parts suggest a well-run building or a neglected one. What the neighbours are like, and whether the town is still awake in November.

Decisions can be made afterwards, calmly, with documents in front of you. Almost nothing is lost by waiting a week. A great deal can be lost by signing on day three because the flight home is on day four. For the mistakes that follow buyers home, see our guide to the pitfalls foreign buyers still fall into.

          The rule that makes the rest easy: decide before you fly that you will not sign or pay anything during the trip. Three pieces of preparation do most of the work.

First, narrow the geography before you narrow the property. Turkey is large and its property markets have very little in common with one another; a coastal resort town, a year-round city and a mountain-backed village behave differently in terms of amenities, winter population and rental demand. Choosing a region on the ground, while jet-lagged and being driven between appointments, is the least reliable way to do it. Our guide to the best places to live in Turkey is a reasonable starting point for that work.

Second, get your own adviser lined up. An independent Turkish lawyer — independent meaning not introduced by, or paid by, the seller or the selling agent — is the single most valuable thing a remote buyer can arrange. Line them up before the trip so that when you find something, the checks can begin immediately rather than after another fortnight of emails. See our guide to whether you need a lawyer to buy property in Turkey.

Third, obtain a Turkish tax number. It is the entry requirement for nearly everything downstream — opening a bank account, paying for a property and registering a transfer of ownership. It is straightforward to obtain and having it already in hand removes one of the most common causes of delay later. Under a Ministry of Trade decree, payments for the sale and purchase of residential property, land plots and other real estate in Turkey must be made through the secure payment system, the Guvenli Odeme Sistemi, and that requirement covers partial payments as well as the full price. Funds are held in a special account and released to the seller only once the transfer of ownership has been registered at the Land Registry. A request for a cash or direct-transfer reservation fee in a showroom is a reason to pause the conversation, not a formality. Decide before you fly that you will not sign or pay during the trip, and say so at the outset.

What documents should I ask to see while I am viewing a property in Turkey?+

Four. The occupancy permit, the iskan, which certifies the finished building matches its approved plans and passed final inspection. Which title stage the unit is at, meaning kat irtifaki or kat mulkiyeti under Condominium Law No. 634. And the date the building permit was granted, which determines the seismic standard the building was designed to. You are not expected to assess these on the spot. The point is to establish that they exist and how readily they are produced, then pass them to your own lawyer.

How many properties should I view on a trip to Turkey?+

Fewer than most itineraries suggest. A dozen viewings compressed into three days tends to produce a blur and a decision driven by whichever property was seen last, while six seen carefully, with time to walk the neighbourhood afterwards, produces a decision that still makes sense a month later. Build in time to return to your two or three shortlisted properties unaccompanied and at a different time of day: walking to the shops, sitting outside for twenty minutes and listening with the windows open is the highest-value hour of the trip, and it costs nothing. Narrow the region before you travel rather than on the ground.

Do I need my own lawyer, or can I use the one the agent recommends?+

Use your own. An independent Turkish lawyer, meaning one not introduced by or paid by the seller or the selling agent, is the single most valuable arrangement a non-resident buyer can make. Line them up before the trip so that when you find something the checks can begin immediately. Their work includes reading the title deed record and its annotations, confirming the property is not inside a prohibited military zone or special security zone, and checking that the purchase keeps you within the limits that apply to foreign individuals, which are 30 hectares in total across Turkey and 10 per cent of the area of any one district. Discouragement from involving your own lawyer is itself a signal.

What should I do before I book a property viewing trip to Turkey?+

Three things. Narrow the region first, because Turkish property markets differ enormously and choosing a region while jet-lagged and being driven between appointments is the least reliable way to do it. Arrange an independent Turkish lawyer in advance. And obtain a Turkish tax number, which is the entry requirement for opening a bank account, paying for a property and registering a transfer of ownership. It is also worth deciding what the purchase is for, because an SPK-licensed valuation report is no longer required for standard acquisitions by foreign buyers completed after 13 June 2024, following Circular No. 2024/4 of 3 June 2024, but remains compulsory where the purchase supports a citizenship or residence permit application.

Can I buy property in Turkey without visiting in person?+

Yes, and many foreign buyers do. The process does not change, but more weight falls on the documentary checks and on whoever is looking on your behalf. A power of attorney granted to a trusted representative allows the transaction to be completed in your absence; it should be scoped narrowly to the specific transaction, time-limited, and granted to someone whose interests align with yours rather than with the sale. Funds are held in a special account and released to the seller only once the transfer of ownership has been registered at the Land Registry. A request for a cash or direct-transfer reservation fee in a showroom is a reason to pause the conversation, not a formality. 2024/4 of 3 June 2024, but remains compulsory where the purchase supports a citizenship or residence permit application."
      }
    },
    {
      "@type": "Question",
      "name": "Can I buy property in Turkey without visiting in person?",
      "acceptedAnswer": {
        "@type": "Answer",
        "text": "Yes, and many foreign buyers do.
